House Rules

• Check in: 4 pm CST Check out: 10 am CST
• No smoking/vaping
• No parties or commercial events.
• Max of 8 occupants.
• Quiet hours are 10 pm to 8 am
• Please only use the provided cookware on the induction stove
• The property uses a Minut decibel/atmosphere monitoring system and exterior ring doorbell cameras. Guests must not tamper with these devices.
• The Thermostat is set to detect when doors are left open for an extended period and will pause the HVAC system to prevent it from freezing. Feel free to enjoy the cross breeze on a comfortable evening. The HVAC will resume once the doors are shut </aside>

Getting to the house

✈️ From the Airport

Checking In

• Your primary parking spot (137) is in front of the front door
• A 2nd guest parking spot is located to the right of the building. The west side of the building (closest to Regency Towers) has several spots marked “Visitior”. You may use any of these spots.
• Enter the door code you received in your check-in information
• Two Parking passes are located in the welcome basket on the kitchen counter. Please hang the parking pass in your car as soon as you arrive.

What You’ll Find In The Home

• ☕ Coffee

  We have a Keurig coffee maker and pods in the kitchen. We also have a traditional coffee maker for your favorite coffee grounds. These are free to use and enjoy during your stay.

• 🧼 Soap/Shampoo

  We have a starter set of soap, shampoo, conditioner, and lotion in the bathrooms

• 🥘 Cookware

  • Cutlery: Kept in the top drawer between the stove and sink
  • Pots and Pans: in the cabinets below the counter and the cabinets by the front door
  • Cups, plates, bowls: In the overhead shelves
  • For the Induction Cooktop, please use the provided cookware and take care to protect the stovetop and cookware from scratches

• 🛏 Linens and Towels

  Towels are located in the bathrooms. Beach towels are located in a cabinet in the 2nd floor closet bedroom (right closet). Please only use beach towels for the beach/pool/hot tub

  Sofa Beds and Murphy Bed

  1. First Floor Sofa Bed

     To open the bed, stand in front of the seat section with the pull-out bed underneath. Using the fabric handle/pull strap, gently pull the lower section straight out toward you until it is fully extended. Then lift the pull-out platform slightly and guide it upward until it sits level with the sofa seat cushions.

     Once opened, the sofa becomes a flat sleeping surface. Pillows and blankets are stored in the storage compartment, under the cushions, on the opposite side of the sofa.

     To close the bed, remove all bedding first. Lift the pull-out section slightly, then gently push it back underneath the sofa until it is fully tucked away. Please do not force the mechanism. If it feels stuck, check that no blankets, pillows, or personal items are caught underneath.

  2. Second Floor Sofa Bed

     To open the bed, use the fabric handle/pull strap, gently pull the lower section straight out toward you until it is fully extended. Then lift the pull-out platform slightly and guide it upward until it sits level with the sofa seat cushions.

     Once opened, the sofa becomes a flat sleeping surface. Pillows and bedding are stored in the adjacent closet.

     To close the bed, remove all bedding first. Lift the pull-out section slightly, then gently push it back underneath the sofa until it is fully tucked away. Please do not force the mechanism. If it feels stuck, check that no blankets, pillows, or personal items are caught underneath.

  3. Cabinet Murphy Bed

     This cabinet converts into a queen-size bed with a fold-out mattress. Please make sure there is clear floor space in front of the cabinet before opening it. Only adults should open/close the Murphy bed. It is recommended to have two people.

     1. Remove any items from the top of the cabinet. For the TV box please place it on the small side table next to the adjacent chair. Note that you want a line of sight to use the remote.
     2. Gently fold the front half of the top surface over the back half.
     3. Pull the front bottom drawer of the cabinet straight outward; the drawer is on wheels and will pull more out behind it. Continue pulling out each section until the drawer is fully extended. Remove the bedding/pillows from the drawer for use on the bed
     4. When looking into the cabinet where you previously folded back the top surface, you will see a latch on the left and right sides holding the front fold-down door to the side panels. Unlatch these one at a time. Note that once you unlatch them, the front door will be released to fall forward.
     5. Slowly lower the front door. Then unfold the second half so that the drawers are completely covered. Make sure the unfolded surface is lined up with the pulled-out drawer.
     6. Unfold the mattress. If desired, unfold the side panels towards the wall to create more head space.
     7. When storing the Murphy bed, take care when sliding the drawers back in. They must be lined up and pushed in gently and straight or they could become dislodged from the track or break.
